New Solar Affordable Housing Models: Leveraging the Inflation Reduction Act

The Inflation Reduction Act has created massive opportunities for affordable housing providers and non-profit organizations. A new world of ‘refundable’ and ‘bonus’ tax credits, targeted for non-profit organizations, affordable housing providers and low-income communities, has emerged. Low-cost financing opportunities will emerge from the $27 billion Federal Greenhouse Gas Reduction Fund. And these incentives are on top of existing NYC and NYS incentives.

This webinar provides a background to these programs and shares the success stories and models of two affordable housing providers, Catholic Charities Progress of Peoples Development Corporation and Bronx-based University Neighborhood Housing Program (UNHP). Together, these non-profit providers have successfully secured eighteen ‘bonus’ Federal tax credits, with distinct project models. The UNHP projects are owned by the properties, while Catholic Charities, through its Laudato Si initiative, has created its own special purpose entity to own and operate the solar assets. In doing so, they are creating a fund to re-invest revenues from the solar projects into their properties while also making annual payments into a tenant benefit fund.
